In Sedona the first question is not which neighbourhood but whether anything is available. The city's draft housing data analysis, dated 26 February 2026, counted 1,270 short-term rental units in 2025, 18.1% of the housing stock, against 17.6% occupied by long-term renters: for the first time, more homes are let by the night than by the year. And 80.2% of the people who work in Sedona live elsewhere, on 2022 Census data. That holds for a furnished season or an unfurnished year.
Uptown
Uptown is the walkable core: galleries, jeep tours and patio restaurants along SR 89A where it comes out of Oak Creek Canyon. It is the most visited part of town and sits in Coconino County, while West Sedona is in Yavapai (Wikipedia, read October 2026). It suits a few weeks or a season if you want to walk to dinner and can live with crowds.
A city capital-project sheet from July 2024 calls peak-season congestion residents' number one complaint, and Main Street parking is metered 9am to 6pm daily at $2 an hour (city parking page, read October 2026). Expect nightly and weekly listings far more than annual leases.
West Sedona
West Sedona is the residential half of the city, strung along SR 89A west of the Y roundabout. The everyday shopping is here: the town's Safeway at 2300 W Hwy 89A and the Whole Foods at 1420 W State Route 89A. It is closest to the trails: two of the three free Sedona Shuttle trailhead routes leave from lots on this side of town, Thursday to Sunday year-round and daily over spring break (read October 2026).
Most new housing is going up here. The city's May 2026 housing presentation lists six projects, 221 units, largely one- and two-bedroom rentals, the majority in West Sedona. The risk to know about is water: on 10 September 2009, up to three inches of rain fell in under an hour and the National Weather Service recorded flooded homes in west Sedona.
Village of Oak Creek
The Village of Oak Creek is not part of the city. It is an unincorporated community in Yavapai County, seven miles south on SR 179 at the foot of Bell Rock and Courthouse Butte (Wikipedia, read October 2026), and Sedona Monthly counted three golf courses there in October 2020. It is calmer and older: the city's draft data puts its median age at 66.8, against 64.1 in Sedona, with children in 6.8% of households, and classes 24.3% of its homes as vacant, which the city reads as mostly second homes and short-term rentals.
The trade-off is SR 179, the road to Sedona's supermarkets. The city's commuting model (May 2026) puts the Village 16 minutes away, yet rates it generally less affordable as a commute option, even before peak traffic. In August 2025 the Woods Fire, about 59 acres two miles east, put some residents on SET status (Fox 10, 13 August 2025).
Oak Creek Canyon
The canyon runs about 12 miles north toward Flagstaff, in Coconino County, with SR 89A along its floor (Wikipedia, read October 2026). We found no rent data for it. After the 2014 Slide Fire burned more than 21,000 acres, county officials urged owners to buy flood insurance before the monsoon (KJZZ, 2 June 2014). On 19 June 2026 the Pocket Fire brought a GO order for everyone between Sedona and Forest Highlands (KNAU, 20 June 2026); SR 89A reopened on 13 July, after 27,393 acres had burned (City of Sedona, 13 July 2026). It suits someone who wants seclusion and accepts one road out.
Where people who work in Sedona actually rent
On 2022 Census data, Sedona's workforce lives 11.6% in Cottonwood, 9.8% in Verde Village, 6.2% in the Village of Oak Creek, 4.8% in Flagstaff, 4.5% in Camp Verde, 3.3% in Cornville, 2.6% in Clarkdale and 2.5% in Lake Montezuma (draft data analysis). Distances and times are the city's, centre to centre (May 2026 presentation). Rents are Rentometer two-bedroom averages for 4 October 2026, against $3,260 in Sedona.
- Cottonwood, 19 miles, about 30 minutes. The valley's real rental market: 39.0% of homes are renter-occupied, against 17.6% in Sedona, and two bedrooms average $1,875. Verde Valley Medical Center is here (Northern Arizona Healthcare, 4 September 2025), and the Verde Shuttle runs to Sedona hourly, 6am to 10pm, every day. Verde Village, 21 miles and 36 minutes out, averages $1,753. Counting fuel and time, the city's model rates Cottonwood the cheapest commute for most incomes.
- Clarkdale, 23 miles, about 40 minutes. One Rentometer listing, too few for an average.
- Cornville, 20 miles, about 35 minutes, unincorporated and on Oak Creek. Two listings, no average. Manufactured homes are 19.1% of its housing.
- Camp Verde, 30 miles, about 45 minutes. Two bedrooms average $1,717, and manufactured homes are 31.1% of the stock.
- Rimrock and Lake Montezuma, one census area on I-17 (Wikipedia), 23 miles, about 40 minutes. One listing, no average.
- Flagstaff has no city figure. One Sedona worker told ABC15 (3 February 2025) she commutes 45 minutes from her apartment there. Two bedrooms average $2,062. The canyon road was shut for more than three weeks in 2026.
Short-term rentals and the workforce-housing response
The pressure falls on houses: 1,041 of the 2025 short-term rental units were single-family homes, up 129.3% since 2020, and 38.3% of residential parcels have a mailing address outside Sedona (draft data analysis). The council declared a housing shortage emergency in December 2024 (azfamily, February 2025), but cities still cannot cap rentals: this year's bill dropped caps, passed the House 37 to 14 and stalled in the Senate (Arizona Capitol Times, 1 May 2026).
Rent Local pays short-term rental owners $6,000 to $10,000 a year to lease to a local worker for at least a year; the May 2026 presentation says three or four homes a year use it, and on 4 October 2026 the program page said it was on hold. Of the six projects, only Villas on Shelby, 30 units, was complete in the first quarter of 2026, and more than half of the 221 units are market-rate. The draft ten-year target is 775 units.
Floods, fire and your evacuation zone
Every Sedona address sits in one of twelve evacuation zones, with alerts using Ready, Set, Go (City of Sedona, read October 2026). Look up the zone before signing and register for both city and county alerts. Creekside homes flood outside the monsoon too: in March 2023, with rain on snowmelt, the National Weather Service forecast Oak Creek a foot above flood stage and about a dozen areas, including the Rancho Sedona RV park, were told to evacuate (Arizona Republic, 16 March 2023).
Choosing by situation
- Retirees. The Village has the oldest population in the city's figures, and the golf. West Sedona, if you would rather not drive SR 179 for groceries.
- Remote workers. West Sedona, for the shops, the trailheads and most of the new building. Confirm the internet provider at the exact address.
- Seasonal and hospitality workers. Accommodation and food services are 39.1% of jobs in Sedona (draft data). Cottonwood or Verde Village; the Verde Shuttle's last run is around 10pm, so a late shift may need a car.
- Healthcare contracts. If the post is at Verde Valley Medical Center, live in Cottonwood and skip the commute; for a Sedona clinic it is still the cheaper base.
- Families. Children live in 8.1% of Sedona households, and Sedona-Oak Creek school enrolment has fallen 49% since 2001 (draft data). Verde Village (21.6%) and Camp Verde (20.0%) have far more, and a three-bedroom averages $2,029 in Cottonwood against $3,792 in Sedona.
- A few weeks or one season. Uptown to walk everywhere, West Sedona for a kitchen near a supermarket. At this length, look at furnished vacation rentals.

Much of the city data comes from a draft that may change. Rentometer's averages rest on whatever is listed that day, which in the smaller towns is one or two homes. Commute times are the city's estimates, not peak-hour reality, and no source we found breaks Sedona's rents down by neighbourhood. All of it was checked in October 2026.
