What “verified” means

Every listing carries the date we last confirmed it with its owner: the place still exists, it is still free, and the price is still the one shown.

We ask again every thirty days. A listing nobody confirms is unpublished after sixty. That date is printed on the listing so you can judge it yourself rather than take our word for it.

How renting works in Sedona

Sedona has more homes let by the night than by the year. The city's draft housing data analysis (26 February 2026) counted 1,270 short-term rental units in 2025, 18.1% of the housing stock, against 17.6% of homes occupied by long-term renters.

A few nights or weeks

Arizona's short-term rental rules cover homes let to transients, meaning for less than thirty consecutive days (A.R.S. 9-500.39 and 42-5070, read October 2026). The city may require a permit and its number on every advertisement, but may not ban these rentals, and state law still gives it no power to cap them (Arizona Capitol Times, 1 May 2026). Nightly platforms hold most of this market; in Uptown nightly and weekly lets far outnumber leases. March to May and October fill first.

A month or a season

From thirty nights up, an owner weighs you against what the same weeks would earn by the night. In spring and October that often means a refusal or a nightly-level price; in July, August, January and February, when nightly demand drops, a monthly rate is open to discussion. No public index tracks furnished monthly rents here. Ask which bills are included: electricity, gas or propane, water and the city's separate wastewater charge, with winter nights below freezing.

A year or longer

Annual leases are scarce, and most are whole houses. Rentometer's two-bedroom average was $3,260 in Sedona on 4 October 2026, against $1,875 in Cottonwood, home to 11.6% of Sedona's workforce on the city's draft figures. Landlords and agencies usually ask for a credit check, proof of income and a security deposit, which Arizona caps at one and a half months' rent (A.R.S. 33-1321, read October 2026). In a homeowners' association, ask whether its rules allow the lease, and look up the address's evacuation zone before signing.

Owners can list all three kinds here, with their own price and terms, and the quiet months are when a direct conversation about a monthly rate is most worth having.

How we pay for it

Not from you, and not from the owner. Listing is free and we take no commission on any rental agreed through this site.

The site earns from advertising and from affiliate links to hotels and tours, always marked as such. Our disclosure spells it out.

What we never do

We hold no money, sign no contract on anyone's behalf, take no commission, and never publish an address without the owner's explicit permission.

If a listing turns out to be wrong, tell us. We would rather unpublish it than have you find out the hard way.
