For a stay of a few weeks, a season or longer, the question is not when Sedona looks best. It is when the weather suits you, when the town is bearable, and when an owner will actually block out your weeks. Those three calendars do not line up.
The seasons as they are actually lived
Central Sedona sits at about 4,350 feet, roughly 1,325 metres, with Oak Creek Canyon climbing past 7,000 feet behind it. That altitude gives the town four real seasons rather than the year-round desert people expect.
- Summer. Weather Spark puts the hot season from around 2 June to 14 September, with July the warmest month at an average high of 93°F. US Climate Data gives July a 97°F average high and August 94°F. Mornings are the usable part of the day; by two in the afternoon, hiking is a poor idea.
- Autumn. Late September through November is the most comfortable stretch of the year, and the most crowded on weekends.
- Winter. Weather Spark runs the cold season from about 21 November to 2 March, with December averaging a 55°F high and a 36°F low. US Climate Data gives January a 56°F high and a 31°F low, below freezing overnight. Published averages show roughly 11 inches of snow a year, mostly December and January. It is usually gone from town within a day or two, but SR 89A through Oak Creek Canyon can close, which matters if Flagstaff is your airport.
- Spring. March to May is mild and dry. It is also the busiest period of the year, for exactly that reason.
The monsoon, and what it changes day to day
The summer storm season is the part visitors misjudge. US Climate Data gives Sedona about 18.94 inches of rain a year, with July at 1.65 inches and August at 1.89. Weather Spark makes August the wettest month at around 2.1 inches spread over roughly 11.5 days with measurable rain, against 0.3 inches in June, the driest.
The totals understate it. Monsoon rain arrives as heavy afternoon and early-evening thunderstorms, not as drizzle. The practical effects are the same every year: flash flooding on trails and on roads, washes that fill in minutes, slot canyons and creek crossings that become dangerous well after the rain has stopped, and afternoon plans that have to become morning plans. Humidity is noticeably higher than in the dry heat of June. If you are here for July and August, expect to reorganise your day around weather roughly every second afternoon.
High season, low season, and why they work against you
Sedona's tourist calendar has two peaks and one deep trough. A 2026 market report from StaySTRA, using short-term rental data, found March and April the strongest months, with occupancy reaching 72% and nightly rates between $389 and $451. October is the second peak: 61% occupancy, and the year's highest nightly rate at $471. August is the floor, at 39% occupancy and a $357 nightly rate. At market average, a Sedona short-term listing earned over $10,000 in March against $4,610 in August. AirDNA put the town at roughly 57% annual occupancy across about 3,500 active listings as of July 2026.
This is the problem for a monthly renter. The months you probably want, March to May and October, are precisely the months an owner can fill night by night at the highest rates of the year. A three-month booking across that window costs them their best income, so either it is refused or it is priced as if you were a stream of nightly guests. In July, August, January and February the arithmetic reverses: nightly demand collapses, and a reliable tenant for two or three months becomes the better deal. That is where a monthly rate is genuinely negotiable.
The dates that fill the town
Certain weeks are worth knowing about whether you are arriving, leaving, or just trying to drive to the supermarket.
- Spring break, most of March. Arizona school districts generally break early to mid-March, with published 2027 calendars showing Phoenix Union at 8 to 12 March and other districts at 15 to 19 March. Easter Sunday falls on 28 March 2027, and out-of-state breaks cluster around it. Reporting on the city's own traffic problems describes cars backed up beyond the city limits into Oak Creek Canyon during spring break. The free Sedona Shuttle switches to daily operation for this period.
- Autumn colour in Oak Creek Canyon. Visit Sedona puts peak from mid-October well into November. Local guides narrow it to roughly 20 October to 10 November, with peak usually within a couple of days of 1 November; colour begins near Oak Creek Vista at about 5,500 feet and reaches the canyon mouth around ten days later. The canyon road is slow to a standstill on those weekends.
- The February events. RunSedona, a half marathon with 10K and 5K races, is set for Saturday 6 February 2027. The Sedona International Film Festival runs 20 to 28 February 2027 according to the festival's own site. They lift an otherwise quiet month for about two weeks.
- Holiday weekends. Memorial Day, Independence Day, Labor Day, Thanksgiving and the week between Christmas and New Year all fill the hotels and the roads, regardless of season.
How far ahead to arrange it, and what the quiet months are worth
There is no published figure for monthly-let lead times in Sedona, so treat this as judgement rather than data. For March to May or October, three to six months ahead is realistic, and closer to six if you want a specific size or neighbourhood, because you are asking an owner to give up the year's best weeks. For July, August or the January to February trough, six to eight weeks is often enough, and owners are more willing to discuss the rate.
The quiet months are not a consolation prize. In January and February you can park at trailheads, eat without a reservation and drive SR 179 at a normal speed, and the daytime highs in the mid-50s°F are pleasant for walking even when the nights are below freezing. In July and August the mornings are genuinely good, the afternoon storms are worth watching, and the town belongs to the people who live in it. Both are cheaper, and both give you more choice of property than the months everyone else asks for.
Dates and rates move: event dates are confirmed for 2027 but can change, and the rental figures above are a snapshot of a market that shifts year to year. All of it was checked in September 2026.
